Avita by BEYOND is the first tower in the Passo development, a beachfront residential project on Palm Jumeirah's West Crescent in Dubai. It offers 1–6 bedroom apartments, penthouses, and beach mansions ranging from 968 to 10,167 sq.ft. The site sits on one of the last available beachfront plots on the West Crescent, with direct views of Burj Al Arab, Atlantis, and the Arabian Gulf.

Avita offers four distinct collections: the Wellness Collection, The Residences, Elite Collection, and ultra-rare Beach Mansions. Unit types range from 1-bedroom apartments to 6-bedroom beach mansions, with sizes spanning approximately 968 to 10,167 sq.ft. Prices start from AED 4,100,000.

Avita offers a 60/40 construction-linked payment plan — buyers pay 60% in stages during construction and the remaining 40% on handover. Handover is scheduled for Q3 2029. This structure allows buyers to spread payments across the build period rather than paying a large sum upfront.

Avita features 250 metres of private white-sand beach with cascading aquascape pools, dedicated family and kids swimming zones, and beachfront cabanas. At sky level, residents have access to infinity pools and landscaped gardens with panoramic sea views. The beach and pool areas are exclusive to residents and not open to the public.

A dedicated 260 sqm Wellness Pavilion sits within the development, housing spa treatment facilities, wellness pools, and outdoor yoga decks. The project also includes fitness facilities, outdoor wellness areas, and sky-level gardens designed for active and restorative living. Wellness is central to Avita's design concept across all three levels — beach, podium, and sky.

Palm Jumeirah's West Crescent has extremely limited beachfront supply, and Avita occupies one of the last undeveloped plots in this zone. Rental yields in this submarket typically run around 7%, with strong demand from high-net-worth long-term residents and premium short-term renters. The scarcity of true beachfront product on the island has historically supported above-average capital appreciation.

Avita by BEYOND is scheduled for handover in Q3 2029. The project is currently off-plan and being sold under a 60/40 payment plan, with 60% paid during the construction phase. BEYOND is the developer behind the Passo masterplan on Palm Jumeirah's West Crescent.
