Armani Beach Residences at Palm Jumeirah

Armani Beach Residences is an ultra-luxury residential tower on Palm Jumeirah developed by Arada in collaboration with the Armani Group. It offers 2–4 bedroom apartments, 5-bedroom penthouses and 5-bedroom presidential suites, all interior-designed by Armani/Casa. The architecture is by Pritzker Prize-winning Tadao Ando — a first-ever pairing between the two icons.

Prices at Armani Beach Residences start from AED 26,000,000 for a 2-bedroom apartment. The project is available on a 60/40 payment plan, with 60% due during construction and 40% on handover. Presidential suites spanning two levels with private rooftop pools will be priced significantly higher.

The developer is Arada, a leading UAE developer also known for Jouri Hills and the Masaar community in Sharjah. Arada partnered with the Armani Group to bring this branded residence concept to Palm Jumeirah. The Armani Group handles all interior design through its Armani/Casa division.

The development includes 2, 3 and 4-bedroom apartments, 5-bedroom penthouses and exclusive 5-bedroom presidential suites. Living areas range from 2,657 sq. ft for the smaller apartments up to 9,501 sq. ft for the largest suites. Presidential suites are spread across two levels and include a rooftop terrace with a private pool, children's pool and jacuzzi.

Armani Beach Residences provides over 90,000 sq. ft of amenity space, including a residents-only spa with a sauna, ice bath, indoor swimming pool and gym. There is also a private beach, a landscaped deck, a movie theatre, a library and a private lounge. Limited-edition pieces personally designed by Giorgio Armani are displayed throughout the common areas.

Every residence is fitted exclusively with Armani/Casa materials — including wallpaper with metal profiles, metal skirting and designer spotlights. Owners choose between a light palette featuring Armani/Casa's Checkers Collection kitchen accessories or a dark palette with the Bridge Collection. All bathroom fixtures come from the Armani/Casa Island Collection, and each buyer receives a certificate to claim Armani/Casa furniture.

Handover is scheduled for Q4 2026, specifically targeting December 2026. The project is currently off-plan and available on a 60/40 payment structure. Buyers pay 60% across construction milestones and the remaining 40% upon completion and key handover.

Branded residences on Palm Jumeirah have consistently traded at a premium over non-branded equivalents, and the Armani-Ando collaboration is unprecedented globally, not just in Dubai.
