Dalia at Masaar 3

Dalia at Masaar 3 is the seventh of eight gated neighbourhoods within Arada's Masaar 3 master community in Sharjah. It offers 2–4BR townhouses and 4BR standalone villas ranging from 1,959 to 3,765 sq.ft. The project launched as a new release with handover scheduled for Q4 2029.

Dalia at Masaar 3 is developed by Arada, one of Sharjah's most active master developers and the creator of the entire Masaar 3 community. Arada has previously delivered multiple gated neighbourhoods within Masaar, giving buyers a track record to assess. The company is also behind major Sharjah projects including Aljada and Nasma Residences.

The project offers four configurations: 2BR townhouses at 1,959 sq.ft, 3BR townhouses at 2,289–2,342 sq.ft, 4BR townhouses at 2,559–3,139 sq.ft and 4BR standalone villas at 3,765 sq.ft with a dedicated roof level. Every home includes a private garden, maid's room with en-suite bathroom and covered parking. Standalone villas also feature a private office and a 561 sq.ft roof terrace.

Prices start from AED 2,070,000 for a 2BR townhouse at 1,959 sq.ft. Only 5% is required as a down payment on booking, alongside standard registration fees. The 35/65 payment plan keeps 65% of the purchase price deferred until Q4 2029 handover.

Arada offers a construction-linked 35/65 payment plan: 5% on booking, 30% in stages during construction and 65% on handover in Q4 2029. This structure means buyers commit just over a third of the total price across the build period. No post-handover instalments are included in the current plan.

Dalia Park provides a community pool, padel court and basketball court exclusively for Dalia residents. The wider Masaar 3 community adds a swimmable forest lagoon with waterfalls, family and ladies-only pools, an adventure trail, outdoor cinema, wellness area, cycling routes, duck pond, jogging track, kids' playgrounds, a café, Zad food truck park, community centre and mosque. All homes also include smart home technology, a cooking range, hood and washer/dryer as standard.

Dalia at Masaar 3 sits within the Masaar 3 gated community in Sharjah, with direct access to Khorfakkan Road and Emirates Road (E611). This places residents within reach of Masaar Central, Tilal Mall, central Sharjah and key Dubai destinations. The road connections make it practical for residents commuting to Dubai or working across the Northern Emirates.

Freehold ownership at Dalia at Masaar 3 is open to all nationalities. Sharjah's real estate trading value reached AED 18.5B in Q1 2026, a 40.7% year-on-year increase, reflecting strong and growing market activity in the emirate. The combination of established woodland infrastructure, a swimmable lagoon, a credible developer and a low pre-handover commitment of 35% supports both end-user appeal and long-term investment value.
