Arancia Yards 2

Arancia Yards 2 is the second phase of The Yards, a Mediterranean-inspired masterplan in City of Arabia developed by BEYOND, which operates under the OMNIYAT Group and its USD 11.7bn active project portfolio. The phase comprises 370 apartments across four low-rise buildings with 80% of the site reserved for open space. It offers 1BR, 2BR and 3BR apartments with private terraces and ceilings from 3.1m up to 4m on select units.

Arancia Yards 2 offers three configurations: 276 one-bedroom apartments averaging 750 sq ft, 86 two-bedroom apartments averaging 1,100 sq ft, and 8 three-bedroom apartments averaging 1,700 sq ft. Prices start from AED 1,250,000 for a one-bedroom unit. Every apartment includes a private terrace, floor-to-ceiling glazing and 3.1m ceilings.

Arancia Yards 2 is structured on a 40/60 payment plan — 40% is paid during construction beginning with a 10% deposit at booking, and the remaining 60% is due at handover in Q2 2029. An AED 50,000 expression of interest secures priority unit selection at launch. This structure spreads buyer exposure across the construction period before the larger payment falls due.

Arancia Yards 2 introduces a sunken garden as the physical and social centrepiece of the cluster, a design move not present in phase one.
