Naya 2 is the second phase of Nakheel's Naya development, a luxury residential project on the shores of the crystal lagoon in District One, Mohammed Bin Rashid City. Naya 2 is developed by Nakheel, one of Dubai's most established master developers and the company behind iconic projects including Palm Jumeirah and Deira Islands. Their involvement in District One adds strong credibility and delivery confidence to the project.

Naya 2 sits within District One, Mohammed Bin Rashid City — a master-planned community built around a 7 km crystal lagoon roughly 10 minutes from Downtown Dubai. Al Khail Road and Sheikh Zayed Road are both easily accessible, connecting residents to the wider city quickly.

Prices in Naya 2 start from AED 1,700,000 (approximately USD 463,000) for a 1-bedroom apartment. Larger units and the 5-bedroom penthouse are priced higher depending on floor level and view. The 65/35 payment plan keeps the upfront commitment manageable during construction.

Naya 2 offers a 65/35 payment plan — buyers pay 65% of the purchase price across construction milestones and the remaining 35% upon handover. This structure is typical for Nakheel off-plan projects and allows investors to spread costs over the build period.

Naya 2 residents have direct access to the crystal lagoon and a private beach, an infinity pool, rooftop lounge with Downtown Dubai views, fitness centre, basketball and padel tennis courts, shaded children's pool, bungalow lounge areas, and landscaped cycling and walking tracks.
