Lumena Alta

Lumena Alta is a 380-metre mixed-use skyscraper developed by Omniyat, one of Dubai's most recognised luxury developers. The tower combines Grade-A shell-and-core offices, a 5-star Sky Hotel, fine dining, and premium wellness facilities. It is located at the entrance to Business Bay and is scheduled for handover in Q3 2030.

Lumena Alta offers 91 customisable office units spread across three configurations: 59 standard units, 30 half-floor layouts, and 2 full-floor suites. Sizes range from 4,966 sq ft to 16,937 sq ft, giving businesses flexibility whether they need a boutique suite or an entire floor. All units are delivered shell-and-core, allowing full interior customisation.

Offices in Lumena Alta start from AED 19,000,000. The project is currently off-plan with a 50/50 payment plan structured across multiple construction milestones. An investment of AED 2M or more also qualifies the buyer for a 10-Year UAE Golden Visa.
