JW Marriott Residences Yas Bay by TARAF

JW Marriott Residences Yas Bay is a branded beachfront residential tower developed by TARAF on Yas Island, Abu Dhabi. The G+10 building contains 199 residences — from one-bedroom apartments starting at 1,048 sq.ft. to three penthouses each exceeding 9,000 sq.ft. Every unit carries the JW Marriott brand and comes with direct beach access and sea and golf course views.

The project is developed by TARAF, a UAE-based real estate developer. TARAF has partnered with the JW Marriott hospitality brand to deliver a managed, hotel-standard residential product on Yas Island's waterfront at Yas Bay.

The building offers 65 one-bedroom apartments (1,048–1,225 sq.ft.), 83 two-bedroom apartments (1,669–1,890 sq.ft.), 38 three-bedroom apartments (2,459–3,225 sq.ft.), 10 four-bedroom duplexes (4,364–5,102 sq.ft.) and 3 penthouses ranging from 9,021 to 9,205 sq.ft. The total collection is capped at 199 residences.

Prices begin at AED 3,300,000 for a one-bedroom apartment. Two-bedroom units, three-bedroom apartments, four-bedroom duplexes and penthouses are priced progressively higher given their larger footprints and elevated floor positions with sea or golf course views.

The payment plan is structured on a 50/50 basis: 5% is due on booking, followed by 5% after four months, 5% after nine months, and a further 35% in instalments during construction — totalling 50% before handover. The remaining 50% is payable on handover in Q2 2030.

Handover is scheduled for Q2 2030. The project is currently off-plan, giving buyers the full construction timeline to spread payments across the 50/50 instalment schedule with only 5% required on booking.

Residents have access to a private beach, a fitness centre, steam and sauna rooms, treatment and relaxation spaces, a golf simulator, a games area, a media room, a children's activity zone, meeting spaces, a residents' lounge and dedicated guest suites. The amenity offering reflects JW Marriott's resort-style hospitality standards.

Yas Bay sits within one of Abu Dhabi's premier leisure and entertainment districts, putting residents within minutes of Yas Marina, Ferrari World, Yas Waterworld and Warner Bros. World. The area has an established rental market driven by tourism and expatriate demand, and the combination of JW Marriott branding, direct beach access and limited supply of only 199 units supports long-term capital and rental value.
