Eden Hills is a premium residential villa community developed by H&H Development, located beside Dubai Hills Estate in Dubai. The project launched its second phase in January 2025 and features five distinct villa types across 5 and 6 bedroom configurations. Villas in Eden Hills start from AED 20,000,000 for the Phase 2 collection. Pricing varies by villa type and configuration, with the expansive Luna 6-bedroom units commanding a higher premium. The project is positioned firmly in the ultra-luxury segment of the Dubai real estate market.

Eden Hills offers a 50/50 payment plan, where 50% is paid during the construction phase and the remaining 50% is due upon handover in Q1 2028. This structure gives buyers a manageable spread of payments while securing a villa in one of Dubai's most sought-after master communities.

Construction for Phase 2 of Eden Hills is scheduled for completion in Q1 2028. The developer H&H Development announced this phase in January 2025, giving buyers approximately three years from launch to handover.
