Nad Al Sheba Gardens Phase 12 is the final villa release within Meraas's 244.2-hectare low-density master community in Nad Al Sheba, Dubai. It offers 4-bedroom and 5-bedroom villas in G+2 configurations with built-up areas of 4,795 and 5,650 sq ft respectively. The wider community is planned for just 8,550 residents, keeping density at 35 people per hectare.

The developer is Meraas, one of Dubai's most established master developers known for projects including City Walk, Bluewaters Island and La Mer. Nad Al Sheba Gardens represents their large-scale low-density residential master community in Nad Al Sheba. Phase 12 is the final and closing release of that community.

Phase 12 offers two villa types: a 4-bedroom villa with 4,795 sq ft of built-up area on a plot of approximately 5,000–6,000 sq ft, and a 5-bedroom villa with 5,650 sq ft of built-up area on a plot of approximately 5,000–9,000 sq ft. Both types are built in G+2 layouts, providing generous vertical and horizontal living space.

The project is located in Nad Al Sheba, Dubai, within a 244.2-hectare master-planned community. Key distances include 5 minutes to Meydan Racetrack, 10 minutes to Downtown Dubai and the Burj Khalifa, and 15 minutes to Dubai International Airport. The handover date for Phase 12 has not been officially confirmed by Meraas at this stage and is listed as TBA.
