Address Grand Downtown is a ultra-luxury branded residences tower developed by Address Hotels + Resorts in Downtown Dubai. The 55-storey building contains only 80 simplex and duplex residences ranging from 3 to 5 bedrooms. Unit sizes span 4,106 to 11,093 sq. ft., with interiors finished in marble, custom furnishings, and retractable panoramic windows.

The project is developed by Address Hotels + Resorts, the hospitality brand behind several landmark hotels in Dubai including Address Downtown and Address Boulevard. As a branded residences offering, owners benefit from hotel-grade management, concierge services, and the associated lifestyle infrastructure built into the building.

Prices start from AED 11,000,000 for a 3-bedroom residence. Given the limited collection of 80 units and the branded residences positioning, pricing reflects the ultra-prime Downtown Dubai market. A 70/30 payment plan is available, with 70% payable during construction and 30% on handover in Q4 2028.

The tower is designed so that residences on one side face the Burj Khalifa and the Downtown skyline, while those on the other side look out over the Arabian Gulf. Floor-to-ceiling retractable panoramic windows maximise these views from living areas, and several bathrooms are also positioned to capture the outlook.

Downtown Dubai currently records an average rental ROI of approximately 6% as of Q1 2025.
