About This Project
The Archive by Imtiaz is a 13-storey residential tower in Dubai Land Residence Complex built entirely around a literary concept — not as a gimmick, but woven into the architecture. The two-storey lobby holds 10,000 physical books behind a check-in desk crafted from bound volumes, accessed via a designer spiral staircase. Every apartment ships with wall-length bookshelves, bedside reading lights angled for comfort, and a built-in reading nook with a coffee station. Sound-insulated Writer's Rooms, a Reading Salon, and a gym built on Imtiaz's Raw Theory philosophy complete the ground-floor experience. Dubai Land Residence Complex sits minutes from Dubai Academic City, Dubai Outlet Mall, and Silicon Mall — a corridor increasingly popular with professionals, academics, and families priced out of closer-in communities. The area is expanding fast, with retail and infrastructure following the residential growth. Studios start from AED 666,000 at 360 sq.ft, with 1-bedroom units from 546 sq.ft, 2-bedrooms from 1,022 sq.ft, and 3-bedrooms from 1,305 sq.ft — all with balconies. The 50/50 payment plan requires 20% on booking plus DLD fees, with the balance split through construction and 50% at Q3 2028 handover. A 60/40 post-handover option spreads 40% across three years in 3.3% quarterly instalments.
