Sukoon Lagoons is a gated residential community of 859 homes developed by Sanzen in Al Tay East, Sharjah. It offers 3BR to 7BR townhouses, corner villas and standalone villas ranging from 2,301 to 4,553 sq.ft. The project is built around community lagoons, parks and an on-site mall.

The project is situated in Al Tay East, Sharjah, close to Sharjah–Kalba Road. This location connects residents to Sharjah's eastern districts and key arterial routes. The surrounding area is developing as a family residential corridor in the emirate.

Sukoon Lagoons offers 3BR, 4BR, 5BR, 6BR and 7BR homes across townhouse, corner villa and standalone villa formats. Total areas start at 2,301 sq.ft for the 3BR and reach 4,553 sq.ft for the 7BR. Selected 6BR and 7BR units include a roof terrace level in addition to ground and first floors.

Prices start from AED 2,470,000 for a 3-bedroom home in the community. Larger configurations — including 5BR, 6BR and 7BR villas with private pools — are priced higher. Buyers should note that the SLD (Sharjah Land Department) fee of 4% is payable separately at SPA signing, or 2% for UAE nationals.

Private pools are included in the 5BR, 6BR and 7BR floor plans as standard. Roof terraces are available in selected 6BR and 7BR layouts and add a dedicated outdoor level above the first floor. All homes across the collection include private gardens and terraces regardless of size.

The community features lagoons, swimming areas, a community pool, gym, cycling tracks, football, basketball and tennis courts, parks and kids' play areas. On-site facilities also include ZEN Mall, ZEN Market, a nursery and a mosque. These are connected by walking routes throughout the master plan, reducing reliance on a car for daily needs.

Every home in Sukoon Lagoons is equipped with smart home technology as a standard inclusion, not an upgrade. Homes also come with built-in wardrobes, maid's rooms, storage rooms and laundry areas. Larger villas with private pools and roof terraces offer additional scope for personalisation.

The payment plan is structured at 40/60: buyers pay 10% on booking, 10% at SPA signing, then four instalments of 5% at 6, 12, 18 and 24 months from SPA signing — totalling 40% during construction. The remaining 60% is due on completion. The official handover date is yet to be announced by Sanzen.
