Palace Residences Hillside B is an 18-storey residential tower by Emaar Properties in Dubai Hills Estate, carrying the Palace Hotels & Resorts brand. It is the second tower in Emaar's Hillside collection and is connected to Tower A via The Palace Bridge.

The developer is Emaar Properties, one of the UAE's largest listed developers and the master developer of Dubai Hills Estate itself. Emaar built the project under a brand partnership with Palace Hotels & Resorts, adding a hospitality-grade identity to the residences. Emaar's track record in Dubai Hills Estate includes multiple delivered communities and commercial assets including Dubai Hills Mall.

The tower sits within Dubai Hills Estate, a 2,700-acre master-planned community in the heart of Dubai, and is positioned directly beside Hillside Park. Dubai Hills Golf Club, King's College Hospital, GEMS International School and Dubai Hills Mall are all within the same community. The location offers easy access to Al Khail Road, connecting residents to Downtown Dubai and Dubai Marina within around 20 minutes.

Palace Residences Hillside B offers four unit types: 1BR apartments from 730 to 862 sq.ft, 2BR apartments from 1,119 to 1,317 sq.ft, and 3BR apartments from 1,587 to 1,858 sq.ft — each with a dedicated maid's room. The collection also includes 3BR duplex townhouses set across two levels, starting from 2,691 sq.ft, making them the largest units in the development.

Prices start from AED 1,960,000 for a 1BR apartment. On the 90/10 payment plan, the booking deposit at that entry price is AED 196,000. The duplex townhouses and larger 3BR apartments are priced higher, with exact figures available based on specific floor and unit selection.

Emaar offers a 90/10 payment plan: 10% is due on booking, followed by 80% split across seven construction-linked instalments between January 2027 and June 2030, including a single 20% instalment in March 2029. The remaining 10% is payable on handover in November 2030. This structure keeps the majority of payments spread across the build period rather than front-loaded.

The scheduled handover is Q4 2030, specifically November 2030 per Emaar's published payment schedule. Construction-linked instalments run through to June 2030, with the final 10% triggered on completion. Buyers should factor this timeline into financing plans if a mortgage is intended for the completion tranche.
