Beach Hills Villas offers exclusively 4-bedroom villas in two formats — simplex (Type One) and duplex (Type Two). Simplex villas sit in rows 2 and 3 with living areas of 6,759 sq. ft on 12,400 sq. ft plots. Duplex villas occupy row 4, offering 6,763 sq. ft of living space on plots from 7,427 sq. ft, plus an additional game room.

Al Zorah Development Company offers two payment structures for Beach Hills Villas: a 30/70 plan where 30% is paid during construction and 70% on handover, and a 40/60 plan with 40% during construction and 60% on completion. Both plans are designed to reduce upfront capital outlay during the build period ahead of the Q1 2026 handover.

Beach Hills Villas is scheduled for handover in Q1 2026. The project is currently off-plan, giving buyers time to structure their finances across either the 30/70 or 40/60 payment plan before keys are handed over. The relatively near handover timeline also limits construction-period risk compared to longer off-plan cycles.
