Baystar by Vida is Emaar Properties' first VIDA-branded residential development, located at Rashid Yachts & Marina in Dubai. It comprises two mid-rise towers offering 1–4 bedroom apartments ranging from 728 to 2,949 sq. ft. Emaar is co-developing the wider Rashid Yachts & Marina district alongside P&O Marinas.

Prices start at AED 2,100,000 (approximately USD 571,000) for a one-bedroom apartment. Larger units up to four bedrooms are also available, with sizes reaching 2,949 sq. ft. This positions Baystar as a competitively priced alternative to Dubai Marina branded residences.

Baystar by Vida is offered on an 80/20 payment plan, meaning buyers pay 80% during construction and 20% on handover. A special 2.5% monthly payment plan has been made available exclusively to Emirati buyers for a limited period on a select number of units.

The expected handover date is Q4 2029, giving buyers a four-year construction period from launch. This timeline coincides with the broader completion of key Rashid Yachts & Marina infrastructure, including the superyacht marina, retail promenades, and leisure facilities.

Residents have direct views of the Arabian Gulf and the Dubai skyline through floor-to-ceiling glazing and from private balconies. The community amenities include a 430-berth superyacht marina, private beach, resort-style pool facilities, and over 13,900 sqm of shops and restaurants within the master development.

Rashid Yachts & Marina — formerly Port Rashid or Mina Rashid — sits along the Arabian Gulf coastline between Bur Dubai and Deira. It offers straightforward road access to Downtown Dubai, Dubai International Airport, and the historic Al Seef waterfront, placing it centrally within the city.

Dubai waterfront properties in this corridor have recorded approximately 20% annual value growth, according to market data cited by the developer. Baystar is the first VIDA-branded residential address at Rashid Yachts & Marina, carrying a brand premium while still undercutting comparable Dubai Marina prices at launch. The 80/20 plan limits capital outlay during construction.
