Azizi Florence is a 30 million sq ft master community developed by Azizi Developments in Um Fanain, Sharjah, next to Sharjah Sustainable City. It comprises 10,702 residential units across 6 architecturally distinct clusters, including apartments, townhouses and villas. The community is fully self-contained with its own mall, school, hospital, mosques and 12 clubhouses.

Azizi Florence offers 10,702 units in total, spanning apartments, townhouses and villas. A premium collection of 214 six-bedroom villas sits on plots starting from 5,566 sq ft, all oriented toward the central park. Villas are built across three floors and include an ensuite bathroom for every bedroom in the 4, 5 and 6BR configurations.

The 214 six-bedroom villas face the 1.6 million sq ft central park and sit on plots from 5,566 sq ft across three floors. Each villa includes a private elevator measuring 1.5x1.5 m, a gas-connected kitchen, an ensuite bathroom in every bedroom and a 2.5 m side walkway between the villa and its plot wall. Townhouse owners also have the option to fully enclose their unit.

The community dedicates 25% of its total land area to green space, anchored by a 1.6 million sq ft central park. Six pocket parks of 100,000 sq ft each are distributed throughout the clusters, connected by an 11.5 km jogging track. Over 1,600 plant and tree species are planted across the community, supporting 32 different outdoor and recreational activities.

Azizi Florence includes a full-scale mall, retail outlets, a school, a hospital and two mosques within the development. Residents have access to 12 clubhouses with dedicated male and female zones, six gated community entrances and parking with EV-charging infrastructure. This level of on-site provision makes it function as a genuine city within a city.

Azizi Florence is developed by Azizi Developments, a UAE-based developer with a multi-billion-dollar portfolio that includes the Riviera, Venice and Milan master communities in Dubai. The company has a strong track record of large-scale residential delivery across the UAE. Azizi Florence represents its first major master community launch in Sharjah.

Azizi Developments has not yet released the official payment plan or confirmed a handover date for Azizi Florence — both are to be announced. Pricing is currently available on request through the developer or authorised agents. Given the scale of the project, buyers are advised to register early to receive payment plan details upon release.

Sharjah's real estate market recorded AED 65.6 billion in transactions in 2025, a 64% increase year-on-year, and Q1 2026 maintained strong momentum with 41% year-on-year growth to AED 18.5 billion, according to Cavendish Maxwell. Azizi Florence is one of the largest master communities ever launched in the emirate, offering a range of unit types in a rapidly appreciating market. Its self-contained infrastructure and green-first design position it strongly for both end-users and long-term investors.
